Qualifications for Renting a Home

We look for the best-qualified applicant for our homes which is not always the first applicant or one that meets the minimum requirements.
We are aware that applicants are facing a shortage of housing options. This can be an expensive process for applicants at his time. We charge no up-front application fee to process your application. Working to keep up-front investment low during the qualifying process for the applicant.
INCOME: Your take-home income must be verifiable and at least 3 times the amount of rent. 
RENTAL HISTORY: You must have at 2 years of good rental history that is verifiable which include:
  • Timely payments
  • No property damage
  • No previous evictions were filed against you

You must have decent credit and a good income if you don’t have a rental history. A co-signer may be required in some cases.
FORECLOSURE: If you are a homeowner and are going through foreclosure or short-sale seem to be in your future? Have you been unable to make your house note for several months? If you have experienced a Foreclosure, we will still consider your application, however, you must consider positive factors:

BANKRUPTCIES: We will request additional information if there is a previous bankruptcy on your record.

CREDIT: We will consider applicants with less than perfect credit as long as there are other positive factors such as:

  • Income that is verifiable and stable
  • Good rental history
  • Credit account in good standing
