Maintenance Policies

We will reply to maintenance request within 2 business days. As a tenant of Superior Property Management, we assure you that you will be treated fairly and all required maintenance will be done in the home.

Please remember that after 60 days minor maintenance is your responsibility. Example: leaking sink, stopped up toilets, broken or cracked glass, blown fuses, tripped breakers, replacing light bulbs and so on. If we send a maintenance person to your home to find that your negligence (like not changing air filters) has caused the problem, you will be charged. If the problem is minor and falls under the minimum, you will be charged. You are renting a home not an apartment.

*Note, If you do not show up for a maintenance appointment made by you with one of our sub-contractors, you will be charged $75.00 no-show fee and will have to be paid at the office before a contractor will be sent back out to the home.

If this is an emergency, Example: NO Heat and temperature is under 50 degrees, a roof leak due to recent storm damage, free-flowing water from a busted pipe, blown out (not tripped) electrical breaker text 901-340-7708. Make sure to include in the text: your full name, the best contact number and a complete address for the home and a description of the problem.

*Note Air-conditioning is NOT an emergency. It’s aggravating and a discomfort. But not an emergency.
