What types of properties do you manage?

We manage predominantly single-family homes, condominiums, townhomes, and multi-family properties. But, we have a growing Commercial Property Management base.

I have existing tenants in my property. Can Weichert - SPM still take over the management of my property?

Absolutely. We can manage a property with existing tenants.

How do I know what my monthly rent should be?

Prior to renting your property, a full rental analysis that takes into account the size, number of bedrooms and bathrooms, age, and other aspects, including upgrades that will be performed, The appropriate price is calculated using these details and comparable nearby properties. We want to rent your property for the most money in the shortest amount of time possible.

How long after the tenant pays rent will I receive my funds?

Our property rental payouts are on the 15^th or 1^st business day after payment is received every month.

Do you require renters insurance?

Yes. Renters insurance protects both your property and the tenant's items.

How will you manage my property?

We employ a certain method of portfolio management. Your house is in the portfolio manager's control. To make sure you get the service you deserve, your dedicated portfolio manager is supported by a customer care team and an accounting team. We want to make sure that you have access to what you need when you need it, because we are aware that property managers are not always available. That explains why our organizational structure is so effective. Our customer service team is available to assist owners and tenants during regular business hours, and we also have an after-hours emergency call center to handle requests for urgent work orders. You may also access all of your property records online at any time, year-round.

Does the tenant pay a security deposit?

Yes. Fees are set within the lease and are subject to state regulations.

Will you handle the property eviction?

In order to evict the renter in the least period of time, the eviction procedure must be handled properly. We have an attorney who, unless otherwise requested, assists with local coordination.

Do you handle late night issues?

Absolutely, we'll handle your late-night emergencies. Renters can submit maintenance requests using our online portal at any time, and we also provide an emergency maintenance hotline for after-hours, on the weekend, and on holidays.

Is there an upcharge on work orders?

Many other management businesses view maintenance as a huge profit center, but that is not our policy. With Weichert-SPM Property Management, you'll only pay a minimal handling fee. We show all receipts from the venders.

Do you handle lease renewals?

If the tenant is in good standing, we'll check with you before the lease term ends to verify that you're still interested in renting your property, and if you are, we'll start the lease renewal process.

Being proactive in the lease renewal process is crucial. Although there are many factors involved, our objective is to ensure that the best choices are made when it comes to renewing a renter and altering the rental price.

What options do you have for tenants to pay rent?

We make it simple for your renter to pay rent by providing a number of options, including anytime online and in-person payments within regular business hours. We do not take cash payments, but we will take money orders, credit cards, and debit cards.

Will I know what is going on with my property?

Yes. We put a lot of emphasis on keeping the lines of communication open. When a tenant requests to leave, we will let you know as soon as possible. We will also discuss repairs that cost more than the monthly limit. Through the Owner portal, we also give you secure online access to information about your property 24 hours a day, 7 days a week.

How are pets handled?

Except for service animals, pets are not permitted without your permission. If pets are permitted, there may be an extra monthly pet charge for each pet. The tenant is liable for any pet-related damage that goes beyond ordinary wear and tear. The lease will contain all of the stipulations.

Should I give my contact information to the tenant?

No, according to our experience, this just leads to misunderstandings. We take care of everything for you so that any problems with the property can be fixed.

Will you use my vendors?

We will give it some thought if one of your preferred vendors wants to join us as a vendor, but they will have to go through the same verification process as all of our current vendors.
